325 Central Avenue

Balmain, Sydney,

NSW

This apartment is located on the main street of Sydney's popular harbourside suburb of Balmain, in a north facing multi-residential apartment block. This two bedroom apartment located on the 3rd floor, and is close to shopping, restaurants and the harbour.

Upon entering the apartment, the custom open bookshelves lines the hall way which leads to the banquet dining area. This area can be used for both casual and formal occasions and it features the stunning solid timber Y- framed columns. The glass panels within the space allow for the natural light from the buildings hallway skylights to flood the space, without compromising the privacy of the apartment. The dining area is adjacent to a spacious kitchen, which features that include custom joinery, Corian bench tops and a breakfast bar. The use of diagonal lines within the planning creates a feeling of space beyond the reality of the dimensions. Both the kitchen and dining are a part of the airy, open planned living area. The large windows and doors which lead out to the balcony leave the space feeling fresh and bright. The balcony looks out to the iconic Balmain library.

The client stressed the need for integration of natural light into all spaces. The large windows and balcony area flood the living areas with light. To allow light into hallways and bathrooms exposed “Y” framed columns feature within the space, and became the inspiration for the name of the Framesworks building. These stunning exposed beams not only create an architectural interest point within the open plan space, but also allow for light to travel between rooms through the glass panel nestled within the “Y”. The materials used throughout the apartment were chosen to highlight the natural tones within sandstone, a material synonymous with the area.
